We know safety is your number one concern with your young adult. Charleston Townes has taken several measures to ensure safety.

• Guest Parking Only Available to Those with a Guest Pass (Provided to Residents of Charleston Townes ONLY)

As long as we receive a Guaranty of Lease from each tenant (essentially a co-signer), you will be liable for your 25% of the monthly rent instead of jointly/severally responsible for the full amount of rent each month. Keep in mind that any damages/deductions are ALWAYS joint/several per the lease agreement.
A Guarantor is an individual over the age of 18 with a physical address in the United States that agrees to pay rent &/or damages if the tenant fails to pay (also known as a cosigner). We require each tenant to have a Guarantor, as most students cannot qualify for a lease on their own income or do not have enough credit history to produce a credit score. In order for the tenants to be on individual accounts, they need a guarantor. Completing the Guaranty of Lease Agreement for a tenant at Charleston Townes will make you a Guarantor for only that 1 tenant, as the Guaranties are not in effect until we receive all 4. In 99.99% of cases, everyone in the apartment needs to obtain a Guarantor to ensure they are on an individual account versus a joint account.

You can also watch the that we require every new tenant to watch prior to entering into these agreements. After watching the video, their property manager will answer any questions from the video, go over anything that may have changed in the Virginia Association of Realtors lease from the time of filming, and go over any additional details that are specific to Charleston Townes and their individual apartment, such as pricing, layout, included utilities & specific provisions – if any.
Each Charleston Townes townhome comes fully furnished! We do offer a discount for a limited number of unfurnished units if preferred.
Desk chairs are not provided. In our experience, we’ve found that our residents like to purchase a desk chair to match their décor or for a certain level of preferred comfort.
Items such as bed linens, cookware, etc. are not included. Shower rods are in place; No shower curtain is provided. Window blinds (for bedrooms, bathrooms on end units, common areas, and deck doors) are in place; Window draperies are not provided.
