We welcome you to stop by & visit our onsite model home anytime during business hours for a model home and community tour – no appointment necessary! Normal business hours are Monday-Friday 9am-5pm, however our hours are subject to changes, please visit our Facebook page to view our current hours before planning your visit.
The down-payment for Charleston Townes is $580, and the entire amount is due either at our General Leasing Day when you schedule a time to come back and sign your lease, or, if you were not present at our General Leasing Day, at your lease signing.
The $580 down-payment must be paid via your online account. We cannot accept cash payments.
As long as we receive a Guaranty of Lease from each tenant (essentially a co-signer), you will be liable for your 25% of the monthly rent instead of jointly/severally responsible for the full amount of rent each month. Keep in mind that any damages/deductions are ALWAYS joint/several per the lease agreement.
Every resident gets a parking sticker, free of charge, upon move in. Each unit also gets 2 guest parking hang tags, that allow their guests to park anywhere in the Charleston lot. Residents and guests can also park across the street in the last row (closest to Lucy Drive) of the Valley Fitness parking lot.
Don’t have a car? Visit for current bus routes. There is a bus stop located directly by the community along Lucy Drive and another bus stop directly across the street on the corner of Lucy Drive and Reservoir Street.
YES! The down-payment is $400: $200 is refundable if there are no pet-related damages at move-out; $200 is nonrefundable to deodorize & deflea the premises at move-out. The monthly pet rate is $35 for any pet. If you would like to get a cat/dog, we’ll need written approval from all your roommates (a simple email to the Property Manager is perfect!) before a Pet Lease can be signed. Please keep in mind that aggressive breeds (Rottweiler’s or Pit Bulls) are not allowed. German Sheppard’s & Bulldogs are considered on a case-by-case basis.

The 2020 leasing day is Friday October 9th beginning at 9:00 am. This year's Leasing Day will be held VIRTUALLY*. You must have a minimum of TWO people to secure a townhome. Each resident will need:
a. A previously submitted application.
b. Security Deposit for $580 (made via your online account - you will create this account when you pay your application fee).
If you are adding onto a group that is renewing your deposit and fees will be $580.
c. A government issued ID, such as a passport or driver’s license (NOT JAC card).
*The virtual waiting line will begin on Thursday, October 8, 2020 and can be accessed via the Matchbox Realty website.
You will be choosing your unit from our availability board, so if you have any preferences, please know them ahead of time (i.e. what area you would like to be on the property, if you prefer a bottom floor or mid-level entry unit, when you would prefer your lease to start & end, etc. Visit the to see all the Charleston Townes options.
While in the virtual chat on Friday October 9th, your group will pick a time slot sometime the week of October 12th-16th to sign your lease via another video chat. Please know before arriving on the 9th times everyone that will be on the lease is available for this lease signing appointment the week of October 15th-19th.
Return to the leasing office (via video chat) at the date and time your group previously scheduled. If any additional roommates need included, they will need to have submitted an application and have all deposit and fees paid to sign the lease. Additional roommates can be added at a later time, but a minimum of TWO people are needed to sign a lease.
If your group misses the signing appointment, you will lose your townhome. It will be made available to anyone that did not secure a spot on October 12th.
